Website Disclosures
Who operates this site and how to read its guides, estimates, photos and links.
Effective October 25, 2026. These notes explain who operates this website and how to read its content. They’re informational, and using the site doesn’t create an agreement or a client relationship.

General information, not individual advice
The guides and community pages are general education for homeowners and buyers. They aren’t legal, tax, lending, insurance or appraisal advice, and they can’t account for every property, contract or ownership situation. Rules, fees and programs change. Before relying on any of it, confirm details with the agency or source linked, and with an attorney, tax professional, lender or other qualified advisor for your circumstances.
Estimates, examples and market figures
- Home value reports are estimates based on available information. They aren’t appraisals and don’t guarantee a sale price or timeline.
- Worked examples, such as the net-proceeds and offer comparisons in the guides, are hypothetical. Their numbers are assumptions chosen to show the method, not quotes, typical results or Daniel’s past results.
- Market snapshots on community pages come from the linked third-party source for the period stated, such as the three months ending September 2026. They describe past sales across all home types, can become outdated, and aren’t a valuation of any home.
Photography
Property photographs are illustrative stock images. They aren’t active listings, Daniel’s transactions or photographs of the communities they appear beside. Photo sources are listed in the photo credits.
Reviews, profiles and transactions shown on this site
The About page links to Daniel’s profiles on other websites and quotes short excerpts from reviews displayed on one of them. It also lists two transactions as publicly reported on a third-party website. These are shown as the source displayed them on the date noted. They aren’t a complete record, and contact details on third-party profiles may be out of date; use the phone and email on this site.
Links to other websites
Links to MetroList, profile and review sites, government agencies and other sources are provided for convenience. Daniel doesn’t control those sites and isn’t responsible for their content, accuracy or privacy practices.
Representation and compensation
Reading this site, sending a form or having a first conversation doesn’t make Daniel your agent. Before proceeding with representation, Daniel will review the applicable written agreements with you, including the services, responsibilities and negotiated compensation. Compensation is negotiable; the cost-of-selling guide explains how to compare proposals. If one agent or brokerage would represent both a buyer and a seller in the same transaction, that relationship has to be disclosed and agreed to in writing.
Fair housing
Equal Housing Opportunity. Daniel supports fair housing and doesn’t describe communities in terms of who should live there. Questions about school assignment, boundaries, services or other location details should be confirmed with the responsible agency. Learn more from the U.S. Department of Housing and Urban Development.
